Master Planning Updates #1-9

If you have not had the opportunity, please read Master Planning Updates #1 (June 17, 2003), #2 (August 29, 2003), #3 (October 16, 2003), #4 (July 27, 2005), #5 (January 30, 2006), #6 (March 13, 2006), #7 (April 24, 2006), #8 (July 6, 2006), and #9 (September 1, 2006). These updates are archived on this web site.

Quick Master Planning Summary

For those with limited time, the following is a quick, USA Today style update on Master Planning projects (the links provide shortcuts to the respective sections in the report below):

  • The Student Union project remains on time and on budget. Furniture, computers and live palm trees for Phase III (new Dining-Atrium area) continue to arrive and will be installed in the dining area as soon as possible. Phase IV (South side) began in early October and will see the addition of five scalable meeting rooms; new, energy efficient glazing, a refreshed Employee Lounge and a curved entrance ramp on the west side, mirror imaging the geometry of the ramp on the east. Phase IV is due to be completed March 2006, but don't be surprised if this phase is completed early.
  • GCC North planning continues. The GCC North Planning Team completed a review of Design Development (second, more detailed set of plans) documents. The project is within budget and RNL Design is now proceeding with the final Construction Documents (CD's) . These documents are scheduled to be completed by year end. Off-site improvements along Happy Valley Road should begin in January 2007.
  • Life Science Building. The consultants, Gould Evans and DPR, met with the Life Science Planning Team on November 30th and December 1st to review Schematic Design documents (first set of plans). Adjustments were made to bring the project into budget and Gould Evans is now working on Design Development documents. DD's are expected to be available for review in January 2007.
  • Chiller Plant Upgrade Project. This project will remain largely invisible to the campus community but is necessary as we bring the new Life Science and Applied Technology buildings on line. The upgrade will replace a forty year old, lower capacity chiller and two cooling towers. The new units will be more energy efficient and improve our water conservation practices. Another component in improving our electrical system is the replacement of the old and unsafe electrical switch gear. In terms of employee safety and welfare, the small office area used by our HVAC technicians will get a complete makeover. The new office will provide insulated walls to better protect our staff from the plant noise and expand the area to provide better small item storage. This project will interface with the chilled water line replacement project, scheduled for installation over the Winter Break 2007. See Chiller Plant Upgrade Gallery for views of the work in progress.
  • Coming Attractions. In future Master Planning Updates look for information on:
    • The Geology and Hydrology of GCC North
    • A Topping Off Ceremony - Grand Opening for the Student Union
    • More on Phase IV of the Student Union Remodel

Student Union Remodel

Construction is now 75 percent complete! Jokake Construction commenced work on Phase IV October 16, 2006. This phase will complete remodel efforts and add five scalable meeting rooms where the old dining area once stood. Looking north, this 5,400+ sf area can be divided into equal thirds by two collapsible walls, producing three, 1,800+ sf meeting rooms. The western most room can be further divided on an east-west axis into thirds, also by two smaller collapsible walls, producing three 500-600 sf meeting rooms. In a nutshell, this area of the Student Union will be capable of supporting small, medium and large events, up to five events simultaneously. The drawing below, not to scale, depicts the scalable phase IV meeting room area.

Drawing NOT TO SCALE. top of the drawing is north.

Rooms named after palm species, symbolic of the main campus. When all walls (those depicted with green dashes) are collapsed, Palm Court will be realized.

Equally important to the employees in the Enrollment Center, especially the ladies: your concerns have been heard. A curved, low-rise ramp will be added to the west end of the building, exactly like the ramp on the east end. No more having to negotiate grass, gravel and low walls in heels.

Finally, the Student Union will receive new energy efficient glazing and landscaping. Completion of the entire project is scheduled for March 2007 or earlier.

Please take a moment and see Student Union Construction Gallery #3 to view construction underway in Phase IV and the use of the Student Union (phases I-III) by our students.

GCC North Campus

Below is a schematic from the Master Plan showing the proposed construction to be completed by 2044. Those buildings in the northeast part of the site (upper right) and identified with letters (a-f), are to be constructed as part of phase one (completion 2008) and will support the College until the next bond cycle (typically every ten years). Moving counterclockwise around the site, phase two is in the northwest quadrant (2014-2024), phase three in the southwest quadrant (2024-2034), and phase four in the southeast quadrant (2034-2044).

Design Development (DD) documents and the project budget for Phase I were reviewed on November 9, 2006 and the architects given permission to develop the final Construction Design (CD) documents for the site. Work on off-site improvement s along Happy Valley Road is expected to begin in January 2007. The final site will still include three new buildings: Instruction ( Classrooms/Labs/Offices ), Information ( Library/Media/Computer Commons ), and Student Services ( Business Services/Student Life/Cafeteria/Fitness Center ), plus a Central Plant. The project will add 65,000 square feet to the existing 20,000 sf site. Buildings are designed to support future programmatic growth and the Central Plant capable of up-scaling to support the future three phases of construction (2014-2044).

Please take a moment to open photos of the new fence added to the property to better preserve the desert site, and the vegetation salvage project designed to preserve native Ironwoods, the climax species for this site. Also, Please look for an upcoming announcement when you return to campus in January regarding a Community Forum on progress and plans for GCC North.

Life Science Building

On November 30 and December 1, 2006 the Life Science Planning Team met with Gould Evans (Architect Consultant) and DPR (Construction Manager) to review Schematic Design (SD) documents for a new three story facility that will house the Biology, Psychology and Nursing Departments. The proposed facility will contain 6 general purpose classrooms (@48 student capacity), 58 offices, a central Lab Prep Area, nine Biology labs, an Animal Research lab, four Nursing Observation pods and large (@120+ student capacity) room dividable into three smaller rooms. The facility will also contain a working greenhouse and small cafe. The Gould Evans design places the cafe, greenhouse, Nursing pods, large dividable classroom, and four general classrooms on the first floor, offices and conference rooms on the second floor, and all lab facilities, two classrooms and mechanical plant on the third floor. Although initially over budget, adjustments have been made, sufficient to allow Gould Evans to continue with the development of a more detailed set of Design Development documents (DD). Following the completion of DD's the consultants will visit the campus for a presentation of their design to all interested college/district employees. Please look for an upcoming announcement regarding this Life Science Bldg. presentation when you return to campus in January. Construction is still expected to begin in July-August 2007 and the building prepared for instruction at the beginning of the Spring semester 2009.
