Glendale Community College Bond Projects Schedule 2004-2014

In order to help employees and community members track progress of GCC Main and North projects, the following is an abbreviated timeline of actions associated with each project. Details of three projects in progress: Student Union Remodel, new Life Science Bldg., and expansion of the GCC North site are discussed further in this document.

1 Upgrade of the Chiller Plant is a District project designed to prepare the campus infrastructure to support new buildings.

* Planning is currently underway for several projects (highlighted in light green ), and each is discussed further in this document.

Student Union Renovation

The primary purpose of the Student Union Renovation is to create a more flexible, accessible activity space for students to meet and enhance their learning experience outside the classroom. Renovation of the kitchen and dining areas will provide more efficient food service and create a warmer, more intimate environment for dining and socializing. Plans for configuarable meeting rooms, better use of the atrium, for integrating natural light, connecting inside and outside space, and linking the diverse architectural styles of the campus have been addressed.

The Student Union project utilizes the Construction Manager At Risk (CM@R) form of delivery. This delivery form pairs a Construction Management firm with the Architect Consultant during the design phase, and continues the relationship through construction. The CM@R form of delivery differs from traditional methods used during the previous bonds (design-bid-build) or for cookie-cutter projects (design-build) and is discussed in more detail in Volume II, Issue 2 of the Administrative Services Newsletter (October 24, 2005):

The College selected Architects, Planners and Interiors (ART) as its Architect Consultant and Jokake Construction Company as its Construction Manager. ART, Jokake and the College are presently reviewing final design plans. A small scale schematic of these plans along with a timeline and description of work to be accomplished during each phase of this project can be found in Volume III, Issue 3 of the Administrative Services Newsletter (January 6, 2006):

Remodel activities will begin April 24, 2006 and the building will be closed throughout the summer. The Student Life Office will occupy temporary facilities and alternative food service arrangements are planned (TBA). This is a phased remodel, so parts of the building will reopen and be occupied from August 2006 through project completion in Jun-Aug 2007.

GCC North

Like the Student Union, the GCC North project will also employ the CM@R form of delivery. The College recently selected RNL Design as the Architect-Consultant for the GCC North project and CORE Construction as the Construction Management firm. During the week of February 21-24, 2006, RNL Design and College employees participated in planning sessions to develop a first draft of a multi-year Master Plan for the GCC North site. This 40-year plan capitalizes on the site's unique natural setting and provides a roadmap for future construction.

The draft plan was presented to the College on Friday, February 24, 2006 and to a community forum at GCC North on March 9, 2006. Approximately 45 community members and civic agency representatives attended the March 9 presentation and provided valuable input concerning suggested program offerings and concern for better control of neigborhood motorcycle enthusiasts who have been reported disturbing the desert site. Future community forums are planned and will be advertised well in advance. The Master Plan will be refined and once finalized available to the public through the GCC Library.

Life Science Building

Educational Specifications for the new Life Science Building were recently approved by the Governing Board and architect consultants and construction managers are now preparing proposals for this project. Interviews of architects and construction managers are scheduled for April 19th and 20th respectively, in the Council Chambers (Student Union). These are open meetings and employees and community members are invited to attend. Construction is expected to begin in July 2007 and the building prepared for the beginning of the Spring semester 2009.

Miscellaneous Projects

Entrances at Vogel and Via Gaucho

As GCC continues to grow, efficient access must be addressed. Working with the City of Glendale as it widens 59th Avenue, GCC plans to widen the Vogel Avenue entrance, add dedicated right and left turn lanes, and to straighten Via Gaucho. College plans will complement the addition of medians, sidewalk extensions and improved landscaping along 59th Avenue. Both the City and College will use the same engineering firm (Kimley-Horn and Associates, Inc.), ensuring a seamless connection between the projects. The project is currently on schedule and work in the GCC sector is scheduled for Summer 2006.

Parking

In response to projected enrollment growth and future construction activities in the north part of the GCC Main campus, the College added 605 additional parking spaces in the NE corner of the campus.

Land Purchase Update

As part of the 2004 Capital Bond, MCCCD will purchase several parcels of land to accommodate explosive growth in Maricopa County. GCC planners are working with District officials and Arizona Land Advisors to identify for purchase a 100 acre site in the Northwest Valley.
